Abstract
In 1999, the City of Portland, Oregon, initiated a Green Building Initiative to overcome barriers to green buildings and to promote their construction. A study was conducted in support of the Initiative to assess what constituted green buildings and what their costs and impacts would be. Based on the retrospective analysis of three recently built City buildings, this paper presents the results of applying the LEEDTM green building rating system, the criteria used to select green building options, and the first costs, life cycle costs, and societal costs associated with greening these buildings.
